The urban transformation of an area of 28,056 m2 in the San Luis-Las Torrecillas avenue area, in the Pinar del Rey neighborhood (Hortaleza), will allow the construction of 252 homes, of which 52 will be protected and 200 free. In addition, the residents of Pinar del Rey will have new green areas and social facilities, still to be defined. The reparcelling of this area establishes the properties awarded to both the promoter of the initiative (Terciario San Luis SL) and the Madrid City Council.
The City Council will obtain four plots, three of them for social facilities, green areas and new roads and paths; and another for housing, where there will be about 40 protected apartments at a limited price and about 12 free. For its part, Terciario San Luis SL is awarded a plot where will lift four blocks of flats that will generate some 200 homes for free residential use.
This Thursday, the Government Board approved the reparcelling project for this area, which has been presented by the owner of the land and promoted by the Government Area of Urban Planning, Environment and Mobility directed by Borja Carabante. “The project will involve the transformation of an environment that currently has some disused plots and residents will be able to enjoy new facilities and green areas,” said the vice mayor and spokesperson, Inma Sanz.
According to the urbanization project, approved by the Government Board last November, they will be built new roads from north to south necessary to reconfigure the mobility of the entire environment. An east-west pedestrian road will also be created to improve the permeability of the current block. In addition, the residents of this area will also have a road network of more than 8,000 m2 that will improve the connectivity of the neighborhood.
