For this reason, it has been established what is the ‘affordable price’ at which they will be put up for social rent”for families who need it”, as explained by the Minister of Housing, Economy and Presidency Conxita Marsol. The figure per square meter of rent has been established at 9.23 euros per square meter. This means that a flat of 50 square meters will be rented for around 460 euros, one of sixty for around 550, one of seventy for around 650 and one of eighty for around 740.
The calculation of the price per square meter has been based on the cost incurred by the Government to generate these social housing. 73 million have been invested of which 10 million must be discounted because they are the price of the land which will always belong to the State. The cost of maintenance and management over thirty years has been calculated. Up 37 million. If the figures are added up and divided between the 27,000 square meters that will be available for social rent, the average price that comes out is 9.23 euros.
Correction according to location
The government has taken the KM0 roundabout as a benchmark and from there has set a price for each of the buildings depending on the kilometers of distance from ‘the centre’.
In Canillo, the price will be 468 euros for a 60-metre flat (at 7.8 euros per square metre); in Encamp 554 and 9.23; in Ordino 513 and 8.55; in Massana 477 and 7.95; to the three of Andorra la Vella at 625 and 10.4; in Sant Julià at 557 and 9.29 and in Escaldes 625 and 10.42.
